I call my property management company frequently and they keep saying "we are in the process of sending a vendor out"....Even getting an estimate for the repairs is like pulling teeth.  

Ones nearby of almost identical location & build (2 story) are going for $305k fully updated flooring and appliances.Friends condo has the original carpet, pet stains, original paint, appliances and cabinetry.Has new AC.We don't have a ton of money to buy it. 

So there is a lot to sink your teeth into depending on your style and what properties you are looking for.

The risks are obvious - the tenant ends his lease and claims that you're holding a security or pet deposit when you aren't.I'm sure that's no fun in CO, but here in MA the tenant can take you to small claims court and be awarded up to triple damages.A simple estoppel certificate will defeat that kind of claim - probably before it even makes it to court.

Hi,I have a newly listed single-family home in which I specified "No Pets" on AirBNB and so far I had 2 weekend bookings. 

I do the same thing in reference to pets.
