I would like to transfer this property from my personal name to my LLC. 

Personally, I would like more flexibility in compensation as it often could make up the difference in parties reaching amicable terms.

I just made a post in that category as well that I'd like to learn about buying lots that are R-2/R-3 and splitting them and selling off all but one to build on personally...

As mentioned above if you look hard enough you can find the 1% rule with a value add, just make sure you get the right person to help you out whether it be a wholesaler, an agent that invests themselves, or even another investor that you meet. 

Traffic can be much worse than downtown though.IMO, you just gotta figure out what kind of person you want to rent to.

The seller is just a pass through person to disperse the payments, in a way.

If you could find s cleaning person who has a husband who is a contractor would be an excellent fit.
