Always been rare we foreclose as most file but lately it seems like they are really waiting till the last second  there are a few reasons this happens or things that have happened to me personally when I was quite active in courthouse steps.1. late BK  sale is at 10am and BK filed at 9am that morning or 4pm the night before.
