We haven't tried bringing private investors and third-party money because we want to gain more experience before doing that; we also have enough capital to invest for ourselves, as long as we can get financing to get a higher cash on cash. it just doesn't make sense to go hundred percent equity into rental property.

Because when the attorney stands up and tells the judge that we have reached an agreement and the tenant tells the judge that they have indeed entered into this agreement, they can no longer file an appeal, which is the normal way that they would delay the eviction.

Make sure you do your research on the reputation of anyone who might offer to help you so you don't end up in hotter water (there's a lot of great people on BP, but that doesn't mean everyone ) You may have to give up more of the future profit than you'd like-- but at least you'd stand a chance of getting to a profitable point.
