You also spread your vacancy risk out a little - if one of three units is empty for a month that’s a 33% loss of revenue as opposed to one of 10 which would only be a 10% reduction.Another thought for you if you have the cash saved up to buy multiple houses with cash - have you considered investing passively in a syndication?

Factors against renting -a) My wife is really into the idea of having a "home" as opposed to a rentalb) Rent for a 3 bed in brooklyn/manhattan will probably be around $5.5-$6k which is slightly less than the monthly interest and maintenance payments if we owe.You are correct in that I'll have way more liquidity if I don't buy - and use the downpayment and the excess cash that would usually go towards principal towards buying elsewhere and just renting here - seems like a better IRR/financial play but tough to balance out against a) and b) below

All of these these things have clearly been issues for a while and they could continue to be issues without creating too much of a problem for the next several years, but I would like to invest some $$$ to preemptively make improvements as opposed to waiting until something falls apart and potentially having to owe more later on.
