Due to more favorable loan terms (and a bit of impatience/ignorance on my part) we went the traditional financing route for the property, with my wife and I both being on the loan. 

I'm under contract on an older-home. 

DSCR loans require upfront work to calcuate multiple factors based on either the PITI or the ITI and know your ratios up front.

When taking on a rehab project, do you prefer high-end properties or affordable housing?

Which is basically valued on current and future growth.

Nothing beats being on the ground to find the properties.
