I wouldn't necessarily say that this shift is here to stay, but we definitely have to make some changes to our acquisition process to accommodate creative deals and novations.This shift is due to the saturation of the major markets, resulting in newcomers in the business offering too much for properties and not delivering on those promises, realtors promising too much for listings only to have them heavily decreased or canceled six months later, and the small increase in supply that we have experienced since the beginning of the year.But yes!

It is rare that municipalities permit new mobile home communities and financially, unless you have extremely deep pockets, buying a existing community with cash flow is preferred since a new community with no homes and no tenants will take many years to come close to even breaking even from lot rents.

You need one or the other, preferably both.Since you don't have any money, you'll need to focus on knowledge.Besides building your network, you can also start looking at properties to find market inefficiencies you can flip to an investor with funds for a fee.Wholesaling is the most common form of this, but you can do this in several different ways.Also, what happened if you found a "tired landlord" and got them to accept your offer of 0% down, but $x/month payment to take their problem off their hands via seller financing?
