Has anyone found a company as such that would lender on renovation projects?  Or long term money for real estate deals?  Ive read about this but have to found one.  Is this true direct to them will finance deals and on what scale do they need to be in relation to how big the project or funding has to be.

private lenders and many other companies will do this (non bank lenders). Insurance companies are very unlikely as their risk profile has to be very very low.

What is always boils down to is risk profile, what is the experience of sponsor and LTV of asset. One of those has to be positive, if both it makes it that much easier to get money.
