Furthermore he says that everyone needs a mentor and stuff like that.So a lot of the things he says are probably kind of true, but he obviously just wants you to go to him and work for him with the Creative Real Estate Investing methods, because they don't cost him anything.I've read that although people learn serious things, the money and especially time you will have invested in his program are too much.

Since then we have moved and now live about a 5-6 hour drive from the property so obviously we cannot show it ourselves to potential buyers.I'm wondering how others may have handled showings in this situation.

Of course, it is on you to do your homework (which you are obviously doing) but if you don't see many deals and want to get into the game in your area, at some point you have to hold your nose and jump.

Hard to say it seems.Also, after having a discussion with an appraiser, I understand there is an obvious difference in how one would appraise a duplex vs a single family home.

I will state the obvious and say not to mention 95% of what you told us when telling the tenant your decision.I know in my lease paying in the grace period is not late.
