Hello,I am new to bigger pockets but have been set on owning a duplex for some time now.

We have a tentative agreement in place to take over payments on a property owner's home, renovate it, then sell, sharing profits with the property owner.

I am sending contractors to give me an idea of what it would take, but wondering if someone on bg has already done it and has advice in this regard.

I just closed on a few properties in both Michigan and Alabama for a customer in Texas. 

Unfortunately, here you have quite a lot going on and maybe misinformed on a few areas.

Do you have a particular formula or method you rely on to make sure the numbers add up?

Any ideas on which policy might be the best fit?

Such acts may be seen by the courts as bordering on intentional conduct, depending on the level of recklessness involved.What might be some examples of gross negligence on your property? 

Many start an LLC for real estate and think they can get a line of credit or business loan - but you do not have an operating business, you are investing.

Anyone have insight on these being better markets for traditional long term rentals vs. 30 day minimum extended stays / MTRs?
