Wholesaling is not as easy as some people make it out to be especially in the market we are in today where there is so much information and everyone is trying to hop on the bandwagon.I have heard people compare wholesaling to a combination of 5 different skills:-marketing-Negotiating-appraising-communication-estimating rehab costs You can do it, but don't think you are gonna make one call and then get a 10k assignment next week because thats not how it works.

However, it has now been over 4 months, and I'm having a hard time communicating with the case workers or anyone at the Housing Authority of SLC.Initially I was just ignored, and then when they started emailing me (they're all working remotely, so there's no way to go in to an office, and they don't have phones to use for either apparently!)

3) What is the preferred method/frequency of communication?

If you chose to do a no cash out refinance to get the lowest 1st mortgage rate, you would need to have the loan officer communicate and get paperwork to the existing HELOC lender getting them to agree to resubordinate their debt to the new 1st. 

This appears to be where the bottleneck is in the lending process in today's debt marketplace.I will say, the lender has communicated that they will be focused on DSCR but they have not run their internal underwriting on the project just yet to determine how proforma stacks up.

Zeus rectified any issues.Zeus Lending responded to questions I had throughout, communicating well with any loan processing issues.

I would say that my strong points are negotiating, communicating and being persistent.

So just communicate to them in a friendly but firm way what you will and won't do and in the end point them to the lease they signed.

(As relatively young-ish woman, I sometimes must communicate up to the point of hyperbole to be taken seriously.
