If you consider people who are looking to live in one of these C class areas to be "low lifes" maybe you should stick with A class areas so you can only rent to non low life's who make at least $200,000 like you do.

Also what is pretty typical in the non competitive parts of my market is to have the EMD in the amount of the buyers brokerage commission, so that the title attorney doesnt need to issue a payment to the buyers broker.Now she wouldnt be able to find another Realtor in her case, as the Realtor is the listing agent, and she is trying to wholesale the property it sounds like.

The $900 covers cleaning cost and compensates us for the hassle and we get a tenant who will be in there and will be happy and will be able to pay.I suggest you get him out as quickly as possible to avoid non-payment (technically if he doesn't pay it will take a while to evict anyway and you'll spend a lot of money).
