The area is stable, at least I think it is, and I'm buying in good, solid A/B neighborhoods.  

So many people start this and fizzle out in a month when they see it’s not what some video or seminar made it out to be.For comfort, start in your own neighborhood.

I plan on driving around a couple neighborhoods this weekend and find some distressed properties and start marketing them. 

Many different factors such as current expenses, condition of the property, additional revenue opportunities, surrounding neighborhood/surrounding rents. 

From my full time job, I’m also staying on top of developments in the neighborhood, since I live where my company is at and invests in.However, the two biggest worries is that I simply may not have enough time for being an agent.

It is in the heart of a great city surrounded by neighborhoods.

@Jehoha LewisNo, it’s not a low income neighborhood, it’s in a small rural town in Kansas where property is cheap, especially if it’s old like this one is.

I forgot to mention Class B neighborhood.

I would rent my house but it won't cashflow as it is on a 15 year mortgage in a high end Miami neighborhood with low cap rates, but I don't want to refi it, because it is  on a 3.25% mortgage, plus there is a lot of deferred maintenance.

Just be aware  of neighborhoods.
