I wouldn’t even THINK about managing a property like this personally.The houses we’re buying need to be in stable areas, with reasonable owner-occupant ratios, moderate crime statistics, at least SOME retail sales occurring in the neighborhood, not in the boonies, etc.

This has a doubly negative effect – shorting your own potential income, and perhaps crushing a struggling tenant with that recurring fee that “breaks the camel’s back”.

It's just my opinion that trying to collect big deposits and rents gives a negative view about how I conduct business, going beyond what is usual and customary might work on a few, but seems to me it says more about not trusting, hedging against the reality of working with people, that in the future the LL may be unreasonable.
