Alternatively, and the reason I asked about the extent of your remodel, is because there is another clause that says if you're going to "substantially remodel" the unit, you might be able to get them out.

If I were you I would look at the ROI with your investment and see if alternative investments provide you a better return in relation to the risk level. 

My agent told me that I can get it for $125K purchase price with 10% down and a 5 year term (seller is open alternative terms if those don't work).

Alternatively, if I default after the repairs they benefit from the rehab and get the house back.

If you could find work in this environment, maybe a builder....where you will meet all the trades...or a city code inspector....so same thing you meet all the trades.Otherwise maybe working in a supply store where you also could meet all the trades.Another alternative is a project manager for commercial construction...that's still moving strong here.Lending I would think would be super tough right now.
