I'd rather pay for the drywall repairs, the window replacement, and the tile floors.

A few looked good on paper, but upon further inspection/investigation, the amount of repairs necessary would suck out any possible flow for a couple of years.

Did you do a punch list repair sheet before closing with him and do you have a copy?

do you have a furnace repair lined up?

Give each a key or standing rules about doing repairs and then provide your phone, email, etc.

You do some minor cosmetic repairs, relist it and flip it.

I provide them the tenant's name and phone number when there's a problem, set some guidelines about what I'll pay and what needs a call back prior to work being done, and then have the tenant and maintenance person arrange the time to do repairs.

Offer= (ARV x 75%) - (Repairs + Holding + Closing cost)

I estimate it needs about $5000,00 of repairs.

I do have some money laying around for major repairs etc.
