Okay, I called a local appraiser and they said that even though the property is rented to multiple unrelated people in multi-family zoning the property is still considered a single-family because it is one house that's not split up.

As always, I suggest you call multiple firms and find out everything they have to offer as well as charge. 

Other than that, Memphis real estate has made multiple people millionaires.

I’m very motivated to learn and would love advice/tips/tricks from other newbies like me who are maybe a little further along, and from veteran investors who have been in the game for a long time!

I’d really love to work for/observe and learn from someone already in the game, but obviously don’t want to be scammed or taken advantage of.Anyone have any insight?
