That town always has this cycle of over building then not as much building.

The numbers on some of the properties I've been looking at are quite strong, especially for where I believe we are in the real estate cycle currently.

You can always improve the property but not the area.The area might change and cycle but not in your lifetime which negates the whole point of investing to make a profit.

You may have to weather a few real estate cycle to get to it.  

Used to at the bottom of the cycle you could buy something full at a 9 cap and let it compress to a  7 to 6 cap.

If the rental is located in a seasonal leasing cycle and the renter wants to move in December, I might consider a 14-month lease to get this renter through the cold weather season when there is less leasing activity.

That's the business cycle.
