@Dev PaulThe only way you are getting to dc in 45 min from Frederick county is if there is a pandemic or via helicopter.If you work normal business hours where in dc also is a major factor.I live in nova and can get on 495 or 395 in under 5 minutes and are 8 miles from DC and my wife works in DuPont and she leaves at 7 am and takes her close to 45 min and an hour at night.

I know for a fact that they weighted bad comps the most heavily and that similar houses in the area are worth between $210k-$230k. 4 of 5 comps used had a corrected value greater than the purchase price and the one below was well over a mile away in a less desirable neighborhood.

I was thinking a mile high 3 or 4 sentence idea of pricing and terms we could banter back and forth until we agree on the key items, then have the title company draft their documents.but instead he hired an attorney to draft a small book that will take me hours to digest, all for the first communication.
