My exit strategy (If the property would not have sold within the first 60 days after finishing renovations) was to rent rooms in the apartment as a mid term rental, a very popular here in Valencia Spain; In the end I ended not having to go to my exit strategy.What made you interested in investing in this type of deal?

Hey @Jacob Hafer, so personally I would just look at properties that offer similar size, nightly rate and amenities.The container home thing will draw some folks who find it interesting, but in the end, they need a place to stay.

I thought full service turnkey was when the turnkey owns and operates the property management company.

In other words these marketing companies do not care whether or not the person engaging their services is legit, experienced, successful or a career criminal.  

Especially considering large payments could be made mid month.

Part of the rent should have included costs for a cleaning service to come in once a week and clean the common areas.

There is usually a 6-10% charge for his transaction funding services. 

@Jack Martin  Don't forget that even if an investor successfully does a 1031 exchange, cost segregation is still a valuable service for reducing the federal and state taxes on the new property.

In my area, half a month's rent is typical.In most states, however, you have to have a real estate license to provide this service.
