Top dollarBut I can see that not pulling in the right type of seller for a lease option(by lease option I mean- I make payments to the seller at $500 a month and then selling it for $700 a month with a 5k down payment).Hi Mike:Your post is not clear.Sandwich lease option = You lease and option FROM the owner and lease and option TO the tenant buyer, getting more from BUYER than SELLER, we call that a "spread."

As long as you buy with at least a 3-point spread between financing rate and cap rate, you should be able to hit a 20% cash-on-cash return (for example, finance at 6% and buy at a 9% cap rate).

In a lower cost area you can spread your risk over more property rather then a few in NoVa but it is a difficult commute.

I feel that there isn't any more important statistic the the spread between purchase price and "as is" value.I look for as many exit strategies as possible.

My advice is just plug in like BP and other real estate sites such as connectedinvestors.com or reiclub .com. and find local rei meetings in your area ,get on social media as well,biggest thing is you got to get connected and get the word out what you do.
