It is a phenomenal program and of the main reasons for my success to date. 

I currently own 56 units in Mesa mainly 4plexs.

The 2 main reasons I see month to month leases are owner selling property so the inferentially do not renew leases that way new owner can decide.

@William WalkerThe main issue for me is if the property, a house, is zoned commercial.

I still want to start out with a house hack for myself, and probably do mainly rentals in college towns but I want to diversify into as many different types of real estate and other investments as I can. 

I am starting to crack down on my next investment property, and have been looking mainly in Milwaukee.

I am in the middle of my first BRRRR deal....a small 1,500 sq/ft duplex in Southern Maine.

But as of now, I have been looking at multi units mainly.
