As well as listening to podcasts, attending webinars, and occasionally meetups (where I am certainly a black sheep).

My gut would tell me to do just that, listen to your gut! 

I have the experience and know how to pull recent sold’s (closed public records sold) along with pictures to object to what they have but they won’t listen or even take into account what I found.

In addition, we are asking and helping with any phone numbers for the county on rental assistance, did they file for unemployment, did they already file their taxes (maybe they are due a tax refund), stimulus checks will be arriving soon, did they pay their last months rent (we would apply to this month), have they listened to all of the stimulus plans for businesses?

If the owner has lived their for a long time will know that place in and out and you will be able to find their motivation and much more by just listening.
