This is not the first time I have heard of issues of this nature as many of the investment clubs I am in are seeing GP's stopping the issuance of dividends and performing cash calls.Lastly, if you are a single family investor and thinking - who cares this is commercial, recognize commercial real estate has a significant impact on residential real estate since it will lead to banks being more strict on lending and a drop in rental rates on MF will make its way to residential. 

Also, I only take care of the inside of the unit so very little issues there, so less expense.My SFR's are different in that I need to have some money to address major issues, like Roof repairs, painting (inside and out), etc. 

Another thing I struggle with is that at one point the big house where my son grew up was 800K, and now its only 550k, so that's another issue I am having in addition to an emotional attachment to that house.

I believe that title to real property can be split into legal title and equitable title. 

(Apparently a new law to protect tenants, but this time is a disservice because it takes off the table what could have been a resolution to the issue, and might leave eviction as the only choice).

And if they have any personal issues that would stop them to show up, I can get a backup the same day through the Turno Marketplace.

@Alan AsriantsThere are two issues right now with trying to apply the strategy.

Wanting tenants to cover damages and missing rent is natural, but legal action can be a costly and time-consuming route, especially if they lack the means to pay.

That would have taken the issue to a whole new level.

Adding layers of business could complicate things unnecessarily; items such as taxes and legal fees may increase greatly etc.These other factors would greatly play into what my next move would be.
