Not aware of a lender that will lend based upon "projected" rents, as that would potentially lead to a lot of fraud and then loan defaults.Why don't you buy a rented proprety with a lease in place?

Find the right broker and you’ll get the leads for these types of properties.

The tenant takes your lead on what is and is not acceptable.

I have had decent success with it, but it's a matter of consistency (keep mailing the list forever) and follow up once you do generate some leads.

I want to hear your investing experiences (good/bad) with these turnkey companies and which ones you would recommend as a one stop shop.So many good & horror stories in the forum, you do not know which one to use as a lead to start due diligence.Thanks in advance for the help.

If your budget is $400 then you might have to figure out a way of producing leads that cost very little.

But I have been intrigued lately with the concept of wholesaling and was thinking I may try and send out a bulk mailing to hopefully generate some leads. 

Landlords mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.This also leads them to ASSUME simpler is better when it comes to management contracts.
