If you buy a property with occupants, you inherit any existing leases on closing day.  

You will not get a second loan based on a value of an ADU that does not exist. 

Because it sure doesn't exist today.

If you decide a duplex house hack could be successful in your area but you can't find one, could you try converting an existing single family home?

Plenty of folks are fighting over existing inventory, but I'd love to hear if anyone has experience building them.

Existing construction, particularly in Cape Coral and the surrounding area, can often offer stronger annualized returns, and that is still accounting for ongoing maintenance.I am obviously partial to this area, but there are very few opportunities across the US right now that offer the growth potential we're seeing in multiple Florida markets.

There are definitely some towns to stay away from at the moment, but there are a few towns that wouldn’t be able to stop something that has been part of their existence for decades.

The ADU (with a separate address) adds about 700sqft (2BR/2BA) to the existing 1100sqft (3BR/2BA) main home, with the additional sqft and bed/bath count showing up on the property's title report.

Without the existing relationship, I’m wondering if they would be willing to help when you simply cold call new companies.
