I can't see any local investors continuing on with the new laws.

Hey Mike, As a local realtor/investor, it's important to remember we are not in a "cash flow" market around here.

Personally prefer SFR..Not sure about DFW but do have a realtor reference for you..be sure to budget for furniture and furnishings if not sold turn-key..a seller concession is a great way to preserve capital for MTR or STR's..check in with @Joseph Chiofalo for an investor friendly lender..he's excellent at helping structure loan programs for investments.

As an active investor or as a passive investor?  

They have some low down payment 1-4 unit investor programs that can reduce the cash needed (equity line amount) to close.

He hosts a conference every year for real estate investors and has a youtube channel and I think has even written some books.

This can work well for an individual investor, but can get quite complicated for a partnership. 

Apparently I'm not searching for the right thing.I'm aware banks won't recognize the value of the rental income because there is no lease, so my target buyer would be an investor or investment firm looking to pay cash.

I see a lot about “equity skimming” which is very specific and doesn’t mean every investor is looking to skim because they door knock.
