If the judgment person moves out of state from where the judgment originated that can also create a host of problems with enforcing.You can try for wage garnishment, bank levy etc. but what others have not mentioned is to do these things your former tenant has to be above certain federal income guidelines.

The internet doesn't care about countries or other man-made boundaries.  

And that starts with consumer complaints.. and based on the less than knowledgeable folks that post on BP that really have NO business getting into the middle of what is very serious business for a seller I can see this happening with more frequency. for whatever reason and I guess because of the internet people want to get rich in RE with no money and no credit.

I thought that searching the internet and meeting the person face to face was enough. 

Its sort of an important point, we as modern investors with access to the internet, we dont need to invent anything.
