So would you guys recommend putting an offer in and going to the inspection to see how bad it actually is?

My tenant always breaks our appointment for an inspection.

Now, even those have to be Licensed and you have to pull Permits and do Inspections.

(In Davenport, IA for anyone curious)I have inspections scheduled for next week and the closing scheduled for April 2nd.Besides that, I am still trying to prepare for whatever comes up.Does anyone have any suggestions to help make the next month go smooth?

Is it advisable to forego inspection when buying?

@Jordan Kim  If you do cash for keys, do not give them any money until they are out and you've inspected the property.

Are you allowed to perform inspections?

Get yourself to every RIA or similar meetups in your market area, talk with other investors, successful Realtors, contractors, bankers, etc.The more contacts you make, the more properties you inspect, the more successful you will become.  

Google Total home inspections they are amazing, I use them all of the time.

Other times that other investor tried to bait and switch with a high offer then tried to re-negotiate or gets scared off by an inspection or something found in DD.
