This seemed to work we'll as there is plenty of space and an informal atmosphere.  

I hear it often from investors that are mainly in the residential space.The reason they say that is they simply do not have the connections in the larger player space as they do not do most of their business there.Just like residential investors have databases so do commercial investors and brokers.

They give texture and create a sense of space.  

shoot me a msg I currently manage a large area of commercial space in that area as well as several small multi units and some single family in midtown.  

it would be a good idea  to "balance" and to add storage space.  

Looks like there was space in the garage sub panel for an additional breaker for this load.  

They typically have brick or asbestos facades, pier foundations (crawl space), tiny kitchens, small closets, and wood-burning fireplaces.

The main thing I'd be worried about is hampering my ability to rent the duplex without a garage space if both garages are leased and a duplex unit is turning over.
