More likely they would find a few other less-than-ideal comparable for the analysis.They are looking at the total package of the house and when appraising one property the appraiser will adjust the indicated value using the subject properties at market-verfiied rates.

Your initial cash flow is likely modest because you are willing to do significant work yourselves (otherwise it would likely be slightly negative), but this cash flow is likely to increase at a fast rate (historically has been the case and indicators are unchanged).

I know this from talking to General Contractors in my area.The best indicator for you would be to take some time and talk to multiple General Contractors that work where you are thinking of building.

@ Shannon WilsonIn NY State where I am, if I open an LLC, S Corp, or C Corp, and if I indicate on the application the entity will do property management, I must be a licensed real estate broker to do so.
