Also get an inspection by a good home inspector at the end and before final contractor payment make him fix what the inspector finds wrong.

Inspection was done yesterday and I am waiting on official report, but my Inspector did note that the electrical system will likely need update for insurability ("educated" guess 5k for complete rewire). 

Does anyone have recommendations for either type of inspector who is willing to work around Delano, CA?

I bought my first 4 deals from out of state without seeing the properties. 1 - Start by picking the neighborhood you would be ok living in2 - find a house that meets all of your criterias3 - Send a strong offer (5-7 day inspection, no appraisal contingency assuming you dont mind paying a bit more than appraisal)Once you get it under contract, get an inspector there asap.
