The lease that I am using is as up date date as any lease for the State of Minnesota, and it includes "Lead paint warning and disclosure.

Should letter include the changes and instructions to knew payment options combined?

Most of the information that I find online says that a person needs a license to rent or lease properties unless they are the owner of the properties being rented, but I can't seem to find anything that specifies if I/we, as employee(s)/agent(s) of the LLC that owns the properties which I/we manage (including showing and negotiating rental/leasing agreements), am technically exempt or required to be licensed as a broker.Any advice would be greatly appreciated.

This needs to include the offer/purchase price and Closing costs.Have you applied for the HELOC yet?  

With that type of loan, you should be able to or come close to getting all your cash out the property including the rehab costs, depending on the new appraised value.
