The ideal lender / agent / accountant to have on your team is the type that can get you access to deals nobody else sees. 

I also like CL because I can work in direct contact with the sellers and negotiate more ideal terms for me.

Might not be ideal, but I figure it's about the only play I have right now.I currently have $5,000 in liquid cash.

(I realize it' not ideal, but anyone who's cleaned out their parents home knows how much stuff there can be.)
