Make sure each house is adequately covered as well with a landlord/home owner's policy.As far as paying off mortgages, our strategy is to reinvest into more rental homes, at least until they tell us we have too many loans!  

I will have to renegotiate with home owner and get him to accept terms now that he wants the big check we have agreed on.

Home Inspections" giving anyone an opinion of property condition for a fee is what home inspectors do, again, regulated with license requirements.You mentioned flips, I'm betting that in your area, like mine, a homeowner is limited to what they can repair or construct in a residential area, now we are talking Contractors.

As a newbie investor looking for my first deal and trying to use as little money as possible, would it be wise or even feasible to partner with a homeowner on a vacant property or just try to purchase it out right?
