And suppose your seller doesn't want to deal with repairs and a potential tenant who is only willing to share the cost of repairs in which case say half the cost comes out of your pocket.

I can collect also last but this is the first I am trying to do that (first/last/half month security).

Being farely new at investing myself, I must admit, I wouldnt be half the investor I am, if it wasnt for all the kind, willing professionals so willing to share all there knowledge.

I hope to see more well thought out investing or at the least more thought out location selections from this network of over a half a million folks.

They still owe almost half of this months rent and they are consistently late.

This thread I guess is directed to those who have done less than 10 deals as investors who are actively buying and have half a brain would know that this sort of thing occurs.  

So getting one mortgage on a property I already own instead of two on new purchases went much easier with the bank and also cut my closing cost in half!
