Cash for keys, Offer him some money to leave before the sheriff force-ably removes him as long as he leaves the place empty and in good condition.I'd also try and be the squeaky wheel with the sheriff dept to try and get them their ASAP.

I wouldn't know as much as Roy, but would have a similar thought that it's probably a solid long term investment for someone who doesn't have a lot of time as it's turn key, but if you've got time to hustle you could likely do better by finding something in which you force some equity (by using the brrr strategy for example).
