Last I heard window world was closer to $1000 per opening for lower quality product. 

My out value will be closer to $1000 PSF by selling the units individually as condos or TIC’s.

This may not be what you want to hear but you can always continue to contribute to the IRA account until you're a little closer to having the funds to get into RE.

Thanks Jaysen, appreciate it.So, the property should be priced closer to $500-$550k, have no management fee, putting 10% down, then it seems to be worth it.Can't forget that $150/month in quarters from the laundry, tax free : )

Minimal landscaping (no tenant will care for it properly, so keep it grass and not much else).

Another suburb passed a law that you can no longer put grass cutting on the tenant and you as the landlord or PM must hire a local professional professional landscaper to handle the lawns.  

I listen to everything on 1.5x speed and with blinkist I was able to "tear through" like 4-5 books while cutting the grass one day but the reality after I had done so was that it was all a blur and nothing from any of the books really had a last effect on me.
