Go to local meet ups and find someone to do a tag along with the type of investing your interested in2.  

And again.Connect with one or more agents so when you have the funding and find a deal that looks right, you can put in an offer.Find other investors in your area and ask to tag along on anything you can.

But if you're just pulling cash out to be safe or to pay personal expenses that's a hefty price tag to pay. 

These tenants are waiting for the eviction and also starting to vandalize I believe as a saw graffiti with curse words near mailbox and I don’t think anyone else who renewed the lease will do that.

I think it would be hard to make any money, with the high hoa fees and price tags.
