There are programs available for fix and flips or fix to rent properties where they construct the loan with funds to rehab the property all into one.

The best rates come mainly from the company they work for and their associated programs/products. 

Flood insurance is not the best product and being government controlled  doesn’t seem to help.  

I’d recommend the paid coaching program I went through years ago.

I assume most of Biden's tax plan is not going to pass because government will not cut its nose off to spite its face. 

Maybe you're not and I'm just unclear on this, I just don't know of a county website that exists that's at a government level like this that offers value margins other than for property tax assessment purposes.
