After about 4 or 5 years I would swing back and forth between having too much available capital and not enough deals and having too many deals and not enough capital. 

@avigdor KahanA million is a lot to the at a market that makes 20% + swings daily and I guess it would depend on how much money I had I do plan on throwing some money at it but a small amount 

Houses that were for sale when I was there LAST SEPTEMBER all had PRICE REDUCED riders on the yard signs (to go with the cobwebs), and about 4 or 5 more for sale signs in each cul-de-sac.I looked specifically at some golf course frontage ppty and had 2 of the 6 agents whose houses I saw give me the old "wink wink, nudge nudge, and intimate that ANY OFFER WITHIN $100K OF LISTING would get serious consideration.

IE minor partners taking a swing at us.. all get settle and asset protection is not germane..
