These recent sales are the COMPS for the 15-unit apartment.The 6.4CAP is what the market (i.e. potential investors) uses to value properties similar to the 15-unit apartment (NOT the 5.3 or 6.6, again they are irrelevant).

@Nicholas RoserI don't know the Dallas area, but if it's anything like Denver or Colorado Springs, then multi-units can be tough to find for house hacking. 

We know we would have done better having the units as LTRs, but we like having the STRs.

@Kevin SiWe avoid window A/C units since this type of apartment unit only allows you to push the rents so high.

Maybe temporarily move a thermostat into your unit or into a locked space she can't access? 

This was a surprise to me as even in California, with written notice, you are able to show units before vacancy.

I will be setting some stakes for the driveway of a 5 unit MHP soon and plan to use that to expand out to some other places thereafter on my own land.
