The furnace is insulated and the water heater is one of those new ones that supposedly doesn’t freeze, so who knows.I haven’t gotten a formal quote yet, but he said to encapsulate the whole roof with foam would be like $7K and would be the best option.

Bottom line, option 1 (IRA owning property) is not as bad as I once thought.As for option 2a (investor group providing loans to each other), as long as the investors are not related (parents, siblings, etc) and they are not part of a formal structure which ties the IRAs together (partnership, LLC, S-corp, etc), there would not be a prohibited transaction.Are there people out there doing this kind of thing or is it just a pigment of my imagination?

Because half of a deal is better than losing out on a deal due to lack of contracts, lack of knowledge on how to respond to questions from the seller, or worst case scenario, using a document downloaded from the internet that's outdated and landing yourself in legal troubles and hurting a seller as well in the process.Wholesaling is awesome when done right, it's Ok to go through formal training or JV up.

Since a MLO and state license are not required in the states that allow unlicensed lease with option to purchase transactions, this may be an alternative at the present time for smaller operators who are doing limited numbers of these types of loans.If you are looking at doing less than five loans per year, there is another system that involves a formal joint venture arrangement that many Lonnie Dealers are using successfully and legally that should be explored.
