My uncle is a carpenter by trade, and he and my aunt have been flipping houses veryyyy slowly, one at a time... he’s super talented and has tons of potential but I think also a little too scared of the unknown/risk averse to hire a crew and go full time with it, even though I think he would do very well if he did.

I know this is a great way to stretch the cash flow of the investment but there is also a lot more wear and tear with the more tenants you have.Would you happen to have any tricks of the trade for making the property more tenant proof?

Uniformly it is the same data, no underlying performance data to support the positions and values, so what is it, why would persons buy into stocks at above fair market valuation trading price, it is a rush to preserve capital.Now the real scary thing is we are seeing this happening simultaneously across all asset investment class's; stocks, real estate, gold & silver etc etc etc.
