Also things here are more or less steady and predictable, no crazy boom and bust cycle like Phoenix for example. 

However, searches by non-medical travelers has now surpassed medical travelers and they are predicting that trend will continue. 

When the market is unpredictable like it has been for the past 12 months or so, predicting demand is difficult.

Furthermore, many economists predict a decrease in college enrollment in the next 7-10 years, which will disproportionately effect New England (https://www.bloomberg.com/opinion/articles/2019-05-30/college-enrollment-bust-is-headed-this-way-by-2026). 

Appreciation is a possibility, but it is impossible to predict.

RE is far more predictable than the market, imo.

At minimum, the sales price should be based on next year’s projections and the probability that those predictions are correct (I.e., the cap rate).

I predict their day of reckoning is coming.
