WE generally are just building in freshly minted and plated lots so not to much of an issue there.I am building on the Oregon coast right now on sloped lots we have to dig out foundation then have geo inspect well of the 3 we started one did have  some issues with soils so we have to reconfigure the house on the lot ( pull it back 5 feet from the top of slope) or we needed to dig out footing 8 feet into the ground.. well easier to move it.. we have to redo a bit of the dig out but not a monumental issue.

Keep in mind if you have not done a wholesale deal before you might need to take a $0 margin to get your foot in the door with the right people.

The 10,000 foot view is that this 5 unit was purchased for $85,000 and it brings in $2,650 a month in rent.  3 out of 5 tenants have been there for 5+ years, 1 has been there for 3+, and the last is brand new.

I know you have to have a permanent foundation usually including concrete footings and the local lots hate it because it adds several thousand to the site prep.
