I realize that there is a fairly wide range of work a PM could do for an investor, but I am just looking for a general data. 

What would be a fair fee to pay the agent for bringing a deal to the table?  

This friend knows a fair amount about real estate because he took classes to get his real estate license.

I'm fairly new (completed 1 flip many years ago).

Its a fairly simple process if your contractor knows what hes doing and has done 203k loans in the past. 

We have had a couple letters and calls from investors interested in the property - but have not spoken to anyone, since we dont know what a fair price is, and are still trying to figure out the terminology.The building directly behind ours sold in 2008 for $795k.

They feel insulted by a Realtor who suggests a fair market price and think that they are being taken for a ride and have to pay comission on top of it.

I've been in banking for 10 years and have a fair amount of experience with home loans, more specifically with home equity financing options.

The odds of you going to court and losing so much that insurance won't cover the loss is probably comparable to being struck by lightning twice.Treat people honestly and fairly.

Based on this info what do you feel a fair offer would be?
