My only question is the furnace is deep into the basement as far as can be away from the entry way with no way to make lone access to it.

Our cost of entry is low, and it is much easier to buy a property, but so is our neighboring states and your don't have to deal with high taxes and appreciation issue.

The only positive I’m able to come up with is the low cost of entry.

As for 1. above unless the deal is very small or the investors very small and investing small sums Reg D compliance is required as a cost of entry into the syndication field.  

Since this rate is an estimate of what the market determines in the future, an investor needs to make a decision whether he wants to be aggressive and estimates a lower cap rate at exit than his Entry cap rate or be conservative and estimates a higher cap rate at exit than his Entry cap rate (usually by some measure of basis points).As to your question about rolling up units: Are these units located in different market?
