If you always intended to flip it instead, why even consider a refi?

I was also thinking of purchasing the property myself and then evicting then "flipping" it for retail once it's vacant.

Rental properties are generally more passive than fix-and-flips. 

Again, DO NOT ASSUME FLIP IS EASY AND I CAN DO IT.

I am interested in starting to flip homes.

My goal is to fix and flip my first few properties to build capital and get into rentals using the BRRRR strategy.

I could also do it as a fix & flip, but that honestly hasn't been my focus.

The overwhelming response is that they would skip SFH rentals or flipping and go directly into MF and think bigger.
