Fully empty right now.

I have a different scenario - the hubs and I both can work remotely, and have toyed with second home for summer living, but I hate the idea of paying for something that sits empty the rest of the year. 

Landlord will complete an inspection with the Tenants to verify the rental is empty, clean, and in the same condition as they received it.

I think there are going to be a lot of empty lots for sale in the coming months.

That happens when tank is empty and you need to wait. 

It is currently empty and in need of fully furnishing the place.

I see new construction happening on empty lots, and NOT right next to Ohio City but further in South of Clark.. 

I doubt having both empty at the same time would provide enough of a bulk savings to offset the rent loss. 

Next time I would buy with the stipulation it’s delivered empty.

However, occasionally there is sufficient baked-in equity in an acquisition that we have refinance sooner (as short as 30-days).If the home is inhabitable, it should make no difference to the appraisal whether there is presently a tenant or not ... sometimes it is easier for an appraiser when the property is empty.
